Gazpromneft-Snabzhenie: from a managed warehousing service brief to an 18,000 m² lease

According to the HERZEN team's materials, the client initially sought a managed warehousing service covering approximately 20,000 m², with specific requirements for accommodating its products. Few options suited this brief. The search needed to identify both the space and a way to organise warehouse operations.

The RB Logistics complex was among the sites considered. The team suggested discussing a different arrangement: leasing the complex to the client instead of providing the managed warehousing service initially envisaged.

HERZEN advised on the transaction. The leased area totalled 18,000 m²; CRE reported this on 3 February 2023, citing the KOKON press office. The team's internal materials provide more detail on how the brief evolved.

Under the final arrangement, the client became a tenant, while RB Logistics staff continued to perform some warehouse operations on an outsourced basis, according to the internal account of the transaction. Finding premises and organising warehouse operations came together in one solution, although they were separate elements of the arrangements.

The option of engaging the operator's team for loading and unloading is also noted in the OFFICE NEWS report. It confirms that the selection of the site involved more than simply leasing floor space.
